It looks like we're gonna go for buying a house in a few months or so. Hehe it's gonna be stressful, especially since we have to pay a lease cancellation fee of $1,520 two months before we want to leave... And that's in addition to the down payment and closing costs we'd have to pay later as well. Phew, hopefully we found a good realtor and mortgage officer to help us through this. But I can't wait! Once we settle down after the move, and recover our finances, we can definitely get a puppy! :)
abbea-we are buying a house right now as we speak. we are *supposed* to close on the 23rd.
why are you canceling your lease? secondly- its a buyers market- don't even look at a house if the seller isn't going to pay the closing costs- or at least contribute. we have both a fantastic mortgage banker and realtor if you need help with that. they both have bent over backwards for us. 1 more thing- keep in mind there is a difference between a mortgage BROKER & BANKER. the banker will be able to close and get the loan $ much faster. what part of town are you looking in?
one more thing- also keep in mind that you will have to pay for an inspection out of pocket. that should run you about $300-$350 but that also should include a termite inspection. we have used the same guy 2 times so far- once because we were in contract with a house and it fell thru (of course we weren't able to get our inspection fee returned) and now we are in contract with another house and we used him again. if your realtor doesn't have one of those for you- i can also refer ours. it is such a process!!!! hopefully everything goes smoothly for you guys!
Thanks for the advice Joleene. I'm really glad to hear that the seller will pay the closing costs. We are only thinking of canceling our lease because it ends December 31st anyway, and it would be too late to get the $8000 tax credit by then. We're looking around the same area we're in now, but probably out west a little more like in El Mirage, or north of 101 possibly. There are some nice houses in El Mirage for very good prices. We'll keep you in mind when we're getting ready for the inspection if our realtor doesn't suggest one.
One question though. Did the house you were in contract with fall through because the inspector found something that devalued the house?
Congrats Abbea! That's wonderful that you are able to get into a house. We're hoping to get into one soon as well. We too thought about breaking our lease but it would cost us $1,500 as well so we've decided to wait until our lease is up in March. Surely the market won't change much by then.
And I would love to get a puppy from Warner's breeder, but I'm not sure what our financial situation will be after we move. It depends on when we can get into the house and have everything settled I guess. Wish us luck when we go look at some houses today! ^_^
Awwww, they're so cute now! I would totally get one from you, but we're just not ready yet darn it! I know this is quite shallow but they have exactly the look I'm looking for in a corgi. But you know how it is, once you get a corgi of any color, it automatically becomes the best dog in the world to you. ^_^
Wow, I never thought it would be this soon. It may seem crazy to you guys but we just signed for a house yesterday. It's actually a brand new house in Buckeye (farther than we hoped), but it was such a great deal that even our realtor (who we trust) was jealous. It's about a 45 minute drive from my husband's work, maybe more with traffic, but I made sure he didn't mind before we signed. Anyway, the deal is no required down payment, no mortgage insurance payments needed (which normally you have to pay if you make a down payment less than 20%), a one year warranty for the whole house (meaning they will fix ANYTHING for free in that time), warranties for all included appliances (washer, dryer, dishwasher, refrigerator, range/oven), 25 years for the plumbing, and no fee to apply for the loan. My realtor negotiated to have them pay all closing costs and there is 6% to buy down the interest rate (still confused on this, but it's really good for having payed no down payment). Also we get to have our front yard's landscaping customized (right now it's bare), but we are responsible for the currently bare back yard. Oh yeah it's 4 bedrooms, 2 baths and $104,000. Wow this is all so sudden though! Now we have to cancel our lease. >_< At least now we can pay that without having to pay anything for the house right now..
That's great Abbea! There really are a lot of great deals in the outlying areas. My brother is always trying to get us to move out to Queen Creek where he lives and says the new houses are really cheap but I'd hate to leave the area I've lived in all my life. How much do you have to pay to break your lease? I know our complex charges an arm and a leg.
See, just one more reason not to move to Queen Creek. I really want to stay in the Scottsdale/Phoenix area if possible but I know it's a lot more expensive. Still, we're hoping to find just a small starter home for now. As long as it has a yard for Finnigan. :)
According to the almost incomprehensible lease agreement, we'll have to submit in writing that we want to cancel the lease along with a check (I think, maybe they can just take debit) equal to two months' rent (which would end up being about $1540). Then we have 60 days to vacate the apartment. I think the fee is in addition to the last two months rent we will already be paying, but it could be just like payment in advance. I'm really hoping for that. Coincidentally, our realtor once lived in the same apartment complex that we do now and he was able to negotiate so he could pay in $100 installments until it was payed off. Maybe that's an option we could ask about.
My family got a new puppy! Not a Corgi, but if me and my sisters show that we're responsible with the puppy, i can buy my own corgi! Now to find corgi puppies in AZ!! xD
That's awesome Abbea! Congrats on the new house! Now is a nice time to buy, we moved out to Surprise for work and we were able to find a great deal on a house as well. We're paying 100 dollars less a month than we were for the apartment. And now we love having a house! We have the same issue with our house, the front yard is gorgeous and landscaped, but the backyard is horrible. It's all dirt with rocks everywhere, and I just sprayed out most of the weeds. ha :). Again, congrats, very exciting!

Its a Chihuahua~ I believe its mixed due to the fact his eyes aren't huge and his limbs aren't as big as regular chihuahua puppies~ Perhaps mixed with a Dachshund or Beagle? We don't know for sure but i'm glad he's cuter than a regular one!! My ex found him underneath their car barking in the early morning. ^ ^;; And he claimed it to be a corgi mix but i was really doubting it. It has stubby legs but it doesn't look anything like a corgi. We wanted to take care of it either way since he couldn't so now its with us! I'll post pics~ Would it be odd to post pics of my dogs even though they aren't corgis? xD
I don't think it's strange, there are people who own both corgis and other breeds and they post pics of both. We are watching my bf's mom's dog while she is on vacation, and she says the shelter told her it was a corgi mix. Same thing as yours though, I don't think it's a corgi. To me it looks more like a chihuahua/dachhund mix. Her ears usually stick straight up and she has a long body, but she's thin boned, not stocky and heavy looking like a corgi. She is adorable though :) I just love her.
^ ^ Yeah~ His name is Gizmo and we find him adorable !! I'm going to try to take pictures of him and Skippy~ Its harder to take a picture of the puppy since he constantly moves. xD
abbea- the contract fell thru because yes the inspector found a TON of issues with the house (approx. 14 pages and 44 items) so when we asked them to fix only 8 items and the termites, they agreed to give us $3,000 cash. NO THANKS! plus, the listing agent wouldnt put that they sellers were going to fix the termites in writing. GET EVERYTHING IN WRITING!!! so we canceled. if you arent going to put it in writing- im not interested. songrats btw and we'll see you this weekend?
Oh wow, that's pretty bad, Joleene. I'm glad we found a newly built house. Of course it will still be inspected and the builders will fix anything wrong with the house for a year. Before that time's up, we'll hire an inspector ourselves to find anything wrong with the house and have it fixed for free. :) That's what our realtor advised us to do.

Oh, and I'll have to ask my husband if he wants to go. I haven't been able to do anything with him for a while since I work a lot of weekends, and I don't want to force him to go since he's been working really hard at his job. He also has some motorcycle classes this weekend but they should be out before you guys are meeting. But anyway, I'm leaving the decision up to him.
So, how was the meetup? Sorry I couldn't come. My husband actually "layed" the motorcycle down (like a crash but less serious) during the training course and got a little road rash on his knee. So he didn't want to go. :(
That sounds painful. I hate motorcycles. I've seen too many tragedies due to motorcycles. I hope he's really careful with his.
The meet up was great. We ended up pushing it back to 7pm because it's so hot out now and the sun is going down later. The new grass was in at the park and it was really nice. We had a great time and so did Finn. He just passed out in the car on the way home. :)

Well, I was really looking for a red and white puppy.. I know color is not the most important thing when picking a puppy and those two puppies are adorable, but also, I don't want our puppy to have to go through the stress of a move, and even the changes in the house after we move in (we'll need to be installing fans, shades, the back yard, etc. the following weeks/months). I want to be able to devote most of my time to the puppy when I'm not at work. I'm really happy you would consider me a perfect corgi owner though! :) But, if the puppies still don't have a home by the time we're completely settled in, I'll reconsider. Is there a chance one of them will be black-headed?
I can go this weekend for sure, since my husband and I are both off Saturday and Sunday. We were talking about having the meetup in the Foothills Dog Park on 57th ave. and Union Hills. It's pretty close to 101 so it shouldn't be too long of a drive for most of you, however 57th ave is closed at Union Hills for construction so everyone would have get there by going south from Beardsley or exiting on 59th then turning east on Utopia Rd then going south on 57th.
"Alvin" will probably have the most black on him but they both are black masked like thier daddy.
You know I always say that when life is crazy it's a great time to get a puppy. Just because the younger they are the more adaptive to their enviroment that they are and the less they'll be freaked out of new things when they get older.
That's why I was considering getting another puppy now because of all the kids I have living in my house now and everything going on at least it would expose the puppy to all of it and they would be less freaked in a situation with alot of noise or commotion going on... But I want to get a pit pup... however having 4 corgi's could be more fun.... lol. I could be the "Crazy Corgi Lady"
Oh, I see.. That makes sense. Well perhaps I want to wait for my own sanity then. Haha. I'm not sure how to handle all the moving and a puppy all at once, especially since this will be my first dog away from my parents. I'm sure it could be done, but I'm just not experienced enough.
Gizmo can't seem to NOT pee in the carpet. =/ I mean yeah he'll go outside to pee but he still goes inside a lot. :( Idk. I guess i'm partly upset with myself because i don't get to spend ALL my time with the dogs. I'm fine with skippy because he knows to go outside. Occasionally he'll pee in the house somewhere that we don't know of but other than that hes fine. My father came home and he wanted them either outside or inside w/ confinement. =/ Gizmo was in his kennel most of the weekend and Skippy was in the laundry room. *Sigh* Idk what to do. I feel like all that training/progress has been just wiped away. No one thinks in my family that its a good time for me to get a corgi. I mean i know we're going through a lot right now but i hate that once i have a chance to finally get a corgi, i can't take the chance. I'll just have to wait till i move out i guess? or when i'm done with college? I don't know. It seems like there is never a right time to get a puppy. :( My friend has a miniature poodle that is going to have puppies and he was saying that he'd give one to us, but its still not what i want. My mom also talks about the shedding factor. How she hates when there is dog hair all over the place. :( Bah. I guess it'll just take me a couple of years to get my own puppy that i will me determined to train and raise correctly. >_<'
Thank goodness they're inside now like how they used to be. I only see my father every other weekend so i'm glad about that. What more if he actually lived here.

I have 3! for me to really really groom them and get all of their undercoat gone it takes about 4 hours... once a month... but my boys both have very dense coats and maddie is my easiest.
I'm probably going to be free on the 25th. We pushed our moving day to the 30th because my dad had plans on the 25th to go do something with my oldest brother and he is going to help us move with his truck. Ahh, we'll have to get it all done from 4pm (hot!) to whenever my dad has to leave.

Yay! My house closed just yesterday (a day later than planned because of some problem where the people doing the documents were backed up), and I couldn't be happier! My dream is getting closer. XD
Hey everyone! We just moved in to our apartment in Tempe! We're from Philly, and I've gotta ask you guys for some tips on how to take care of a predominantly black-furred corgi in the heat out here!
Finnigan's body is mostly black and the heat doesn't seem to bother him. we live in an apartment too so he's only outside when we take him out to go potty. We save the real walks for after th sun has gone down so he doesn't burn his paws. A good brushing and a trip to the groomer gets all the loose hair off which helps keep him cool.

You know I always say that when life is crazy it's a great time to get a puppy. Just because the younger they are the more adaptive to their enviroment that they are and the less they'll be freaked out of new things when they get older.
That's why I was considering getting another puppy now because of all the kids I have living in my house now and everything going on at least it would expose the puppy to all of it and they would be less freaked in a situation with alot of noise or commotion going on... But I want to get a pit pup... however having 4 corgi's could be more fun.... lol. I could be the "Crazy Corgi Lady"

Michi- Sorry about your pops. Have you tried doing potty pads??? Alot of smaller dogs really learn to it quick and then you just start moving the potty pad closer and closer to the door and then outside and closer and closer to where you want them to go. -- Another note I wouldn't do a toy poo... It's ALOT to keep up with the grooming unless you just keep them shaved short, Corgi's do have ALOT of hairs... I just blew out Bull and it looked like a dog blew up in our back room... and that was just one... I have 3! for me to really really groom them and get all of their undercoat gone it takes about 4 hours... once a month... but my boys both have very dense coats and maddie is my easiest.
