Really? Bear has been given free rein of the house for about 6 months now and has done very well until the last couple of weeks. After two hardback books being chewed up, and today part of my leather chair, he will be going back into his crate while we're gone for awhile. How do we figure out what has brought on the book and chair chewing when he hadn't done so for months?

Off leash is more fun and play. The daily on leash walk on the other hand is mission / discipline oriented. The purpose is to build relationship between dog and owner, he'll continue to trust you, watch your signal, follow your lead, recognizing that you are his compass, his guidance. Try it, amp up your on leash outdoor walk time, he'll learn to respect you as a leader. Exercise, discipline, then affection, in that order.
Totally agree with what Sam said.
Yes, chasing bunnies is exercise, but it's just not the same mental stimulation as working with his owner on a nice long walk. He's just doing whatever he pleases out in the yard, instead of working as a team and seeing you as a leader. The walk may seem boring to you but it definitely isn't to the dog.
